Cueto Engineering provides Building Safety Inspection Program services for aging buildings in Broward County (formerly known as the 40-Year Recertification). Our licensed Florida engineers perform the structural and electrical inspections required by Broward County for buildings 30 years or older (or 25 years for condominiums within 3 miles of the coastline). Following the Surfside building collapse and Florida Senate Bill 4D (SB-4D), inspection requirements expanded beyond the original 40-year-only rule.

What is the building safety inspection program?

The Building Safety Inspection Program (BSIP) is a structural and electrical inspection of abuilding or structure that is 25 years of age or older. Its purpose is to determine the general condition of the building or structure as it affects its safety. Subsequent building safety inspections shall be required at 10-year intervals from the year the building or structure reaches 25 years of age, regardless of when the previous inspection report for the building or structure was finalized or filed.

Buildings that are due for recertification must be inspected by a Professional Engineer or Architect registered in the State of Florida. However, buildings that are 3-stories or taller, which are classified as threshold buildings, the structural portion of such report shall be prepared by a Florida-licensed professional in the State of Florida specializing in structural design and licensed as a Special Inspector under F.S. 471 and 481.

Is the Building Safety Inspection Program the same as the 40-Year Recertification in Miami-Dade County?

The Building Safety Inspection Program (BSIP) is very similar to the Building Recertification or 40-Year Recertification in Miami-Dade County. However, some of the requirements in Miami-Dade are not currently enforced in Broward County such as infrared thermography and parking lot illumination. 

A: Depending on the size of the building, the inspections can be scheduled within a week of signing a service agreement. The full process including report preparation usually takes 1 to 2 weeks. However, any required repairs can take several months if permits are required. Starting early is recommended to avoid deadline issues.

A: The cost varies depending on the size and type of building. Contact us or fill out our online form to get a quote. 

A: If deficiencies are found, the engineer will outline the required repairs in the report. Thereafter, if permits are required for the repairs, we can submit a proposal for preparing construction documents for your contractor. Once repairs are completed, a follow-up inspection verifies compliance and the recertification is issued.
