What is building recertification?

In Miami-Dade County and Broward County, the Building Recertification process, formerly known as 40 Year Recertification or Building Safety Inspection Program, was established to evaluate the general structural and electrical conditions of existing buildings to ensure they are safe for continued occupancy. This process is now required for buildings that are 30 years or older and for all condominiums within 3 miles of the coast line that are 25 years or older. These buildings will be required to repeat the process at every 10 year interval thereafter for the life of the building. 

Buildings that are due for recertification must be inspected by a Professional Engineer or Architect registered in the State of Florida. However, buildings that are 3-stories or taller, which are classified as threshold buildings, must be inspected by a qualified Florida licensed Structural Engineer and Electrical Engineer. If the building has an electrical service of 400 amps or greater, an infrared thermography inspection of the electrical equipment must be performed by a Level II Certified Infrared Thermographer who is qualified to identify thermal anomalies throughout the electrical systems.

Upon completion of the building inspections, reports will be prepared in conformance with the Guidelines for Building Structural and Electrical Recertification. Some buildings require repairs to the structural and electrical systems due to observed deficiencies.
