Expert Guide to Building Recertification in Miami for Property Owners & Managers

What Is Building Recertification?

Every 10 years, starting at either 25 or 30 years of age depending on location, buildings in Miami-Dade County Building Recertification must be performed to ensure structural and electrical safety. The Inspection includes:

  • Structural checks of major load-bearing elements.
  • Electrical inspections including infrared scans for systems ≥400 Amps.

New State & County Requirements for Building Recertification

Following the Surfside tragedy, Florida’s Senate Bill 4‑D requires condos over 3 stories to be inspected at 30 years (25 years if within 3 miles of the coast), then every 10 years. Miami-Dade County enforces even stricter standards covering facades, glazing, guardrails, and lighting.

Exemptions That Matter

Buildings exempt from recertification include:

  • Single-family homes and duplexes
  • Small buildings ≤2,000 ft² or ≤10 occupants
  • Many agricultural, government, or school properties

How the Building Recertification Process Begins

  1. The county sends a notice when your building reaches its milestone age.
  2. You have 90 days to hire licensed engineers or architects and submit reports. Contact: Cueto Engineering
  3. Reports must be sealed, signed, and detail structural & electrical conditions.

Detailed Inspection Requirements

🔧 Structural

Includes foundations, columns, beams, balconies, facades, and guardrails—checked for cracks, corrosion, spalling, and settlement.

⚡ Electrical

Covers panels, emergency lighting, grounding, and infrared scans on systems 400 A or above, performed by certified thermographers.

After Building Recertification Inspection: Reports & Repairs

Submit reports through Miami’s CSS portal. If deficiencies are found:

  • Get repair permits within 60 days.
  • Finish repairs and re-inspections.
  • Submit updated sealed reports and a compliance cover letter.

After acceptance, the Building Official issues a recertification letter.

Deadlines & Extensions

Most deadlines are within 90 days of your notice, with a one-time ~60-day extension possible (for a fee). Missing them can lead to fines, unsafe building designations, and even utility shutoffs.

🛡️ Why This Matters

Miami’s aging structures face real risks. Post‑Surfside, noncompliance can mean life-or-death situations. Plus, delays can create massive repair bills—some owners pay $100K+ each for neglected upgrades.

✅ Actions to Take Now

  • Check your building’s Certificate of Occupancy date.
  • Watch for recertification notices via your CSS account.
  • Hire Florida-certified engineers early to avoid rush fees and missed deadlines.

This guide equips Miami building owners and managers to stay ahead of costly recertification pitfalls, keeping residents safe and properties protected. If you need referrals for trusted inspectors or engineering teams, reach out today. Contact: Cueto Engineering
