What is Building Recertification?

The Building Recertification process was established to evaluate the general structural and electrical conditions of existing buildings. In Miami-Dade County and Broward County, inspection and reporting are required to ensure that buildings safe for continued occupancy. Previously, the building recertification process was known as 40 Year Recertification or Building Safety Inspection Program.

How old does my building have to be for recertification?

The recertification process is now required for buildings that are 30 years or older. However, all condominiums located within 3 miles of the coastline must be inspected if they are 25 years old. Also, all buildings are required to repeat the recertification process every 10 years for the life of the building. 

Who performs the recertification inspections?

Buildings that are due for recertification must be inspected by a Professional Engineer or Architect registered in the State of Florida. However, buildings that are 3-stories or taller, classified as threshold buildings, must be inspected by a qualified Structural Engineer.

What is the infrared thermography inspection requirement?

An infrared thermography inspection of the electrical equipment must be performed if the building has an electrical service of 400 amps or greater.  In particular, a Level II Certified Infrared Thermographer is required to identify thermal anomalies throughout the electrical systems.
